What Net-to-Gross Efficiency Signals in a Building

Net-to-gross efficiency is the share of a building that ends up inside the units, usually between 70 and 85 percent. It is the single most diagnostic number in any brochure, because a rendering can flatter but a ratio cannot. The catch is that a high number and a low number can each signal failure. Reading it correctly means asking not what the ratio is, but how it was reached.

Most brochures will not print it. That alone tells you something.

What the number actually measuresNet-to-gross efficiency is net assignable area divided by gross floor area. If a building has 100,000 square meters of gross area and 78,000 square meters end up as sellable, livable unit space, the ratio is 78 percent. The remaining 22 percent is the building working to support the part you live in. Some of that supporting space is necessary and good. A generous corridor, a properly sized lift core, a real lobby, plant rooms that can house equipment a technician can reach. Some of it is waste, the residue of a layout that was never resolved.

Commercial and office buildings have tracked this number for decades, and they usually land between 82 and 85 percent. Residential development has historically been looser. Multifamily projects often sit at 70 to 75 percent, and a well-planned one can reach the mid-80s. The difference between a 72 percent building and an 84 percent building is not small. On the same plot, with the same gross area, the second building delivers roughly an eighth more livable space. That is the difference between a layout that was solved and one that was merely drawn.

Why a low number is not automatically a bad numberHere is where the metric requires judgment rather than a verdict. A low net-to-gross ratio can mean two opposite things, and the reader has to know which.

It can mean waste. Dead corridors, redundant cores, a floor plate that fights itself, columns landing in the wrong place, a circulation diagram that asks residents to walk past four doors to reach a lift. This is the bad version. The resident pays for that gross area in the value of the building and gains nothing from it.

It can also mean deliberate generosity. A 4.5 meter wide corridor with daylight at both ends. A double-height lobby. A stair that people will actually use because it was designed to be used. Plant rooms sized for the equipment a building this size truly needs, with clearance for maintenance in year twelve. These choices lower the ratio and raise the quality of life. The number drops, and the building gets better.

This is the trap in reading net-to-gross as a scoreboard. A developer optimizing purely for the number will strip the corridors, shrink the lobby, and squeeze the cores until the building hits 86 percent and feels like a filing cabinet. The ratio looks excellent in the underwriting. The building feels mean on a humid Tuesday morning. The diagnostic is not the height of the number. It is the reason behind it.

The math behind the decisionFor the developer, every point of net-to-gross is money. On a project where unit space carries the value and gross area carries the construction cost, moving from 75 to 80 percent efficiency changes the return without adding a single square meter of building. Five points of efficiency on a mid-rise can fund the better facade, the proper drainage, the maintenance reserve that gets skipped. The efficient layout is what pays for the quality elsewhere.

This is the part that gets missed. Efficiency and quality are usually framed as opponents. They are not, when the work is done at the brief stage. A floor plate that is resolved early, with the core placed correctly and the structural grid disciplined, produces both a higher ratio and a better corridor. A floor plate that is improvised late produces neither. The waste and the meanness come from the same source, which is a layout that was never properly solved before the drawings hardened.

A figure in the low 70s with cramped corridors signals a team that ran out of design time and let the floor plate drift. A figure in the high 80s with no lobby and a single tight stair signals a team that optimized for the spreadsheet and forgot the resident. A figure around 80 with corridors that breathe and a core you can find without a map signals a team that solved the plate early and spent the efficiency on the right things.

The honest range for tropical mid-rise residential sits near 78 to 82 percent. High enough that the building is not bleeding gross area into waste. Generous enough that the shared spaces can be civilized in a climate that punishes mean ones. A corridor with no daylight and no air movement becomes a humidity trap. The efficiency gained by shrinking it gets paid back as mold and maintenance.

Net-to-gross is the single most diagnostic number in a brochure precisely because it cannot be styled. A rendering can flatter. A ratio cannot. It is the building telling you, in one figure, how carefully it was planned.

The number that looks like an efficiency metric is actually a planning-discipline metric wearing a financial disguise. A high ratio reached by stripping the shared spaces and a low ratio reached by leaving the floor plate unresolved are both failures, and they read identically in the brochure if you only watch the number.

Owners who ask not just what the ratio is but how it was reached tend to understand the building before they live in it. The work of resolving the floor plate happens before the first elevation is drawn, and it rarely looks urgent, which is exactly why it is so often skipped.
